About the role
We have an exciting opportunity for a Commercial Manager to join our Construction, Design & Quality Team at Guinness on a full-time, permanent basis to be based from either our Bristol or London office. As Commercial Manager you will provide commercial expertise in the support of high-quality developments, from inception through to end of defects period, promoting a consistent approach throughout Guinness. Ensure projects run to established budgets with accurate and timely reporting of budget variance, providing advice on mitigation where necessary.

Success in the role will be measured by your ability to support the team achieve the below:
• Delivery of projects on time, to budget and in accordance with the agreed delivery programme.
• Compliance with all relevant corporate and regulatory practices and policies.
• Accurately record and report key construction cost data for reporting purposes and future appraisals.
• Contractors are held to account financially for defects and delays.
• Budgetary control of developments

What we’re looking for
You’ll be an experienced Commercial Leader with degree or qualification in relevant field, established financial and contractual specialist with proven experience supporting developments and projects across the property and construction industries. You’ll be highly skilled in negotiation, cost management, risk assessment, contract review, contractor management and project estimation.

You’ll be able to demonstrate the below essential skills and experience:
• Excellent, up to date, practical knowledge of the construction process.
• Working knowledge of Joint Contracts Tribunal (JCT) forms of Contract.
• Experience of managing the budgets of multiple, complex projects simultaneously.
• Ability to accurately report against budget and communicate the findings to senior management.
• Strong analytical background.
• Excellent oral and written communications and interpersonal skills.
• Strong computer skills, including MS Excel and Office.
• Demonstrates the Guinness Behaviours.
• Demonstrates the Guinness Leadership and Management Standard
• Full UK Driving Licence and access to own vehicle.
Desirable:
• Detailed knowledge and experience of alternative methods of construction (OSM, SIP, etc.)
• Ability to work independently.
• Able to present factual reports to a wide, multi discipline audience.

Essential Qualifications:
Appropriate qualification in Quantity Surveying / Building Management. (HNC/HND in Building Studies)
Desirable:
Degree / MCIOB / RICS qualification
