Operations Manager - Permanent, Blackwall (E14)

Hours: 40 per week, 08.30am - 17.30pm Monday to Friday

Salary: £50,000 to £60,000 dependant on skills & experience

Duties & Responsibilities

* To manage and have day to day responsibility for all operational aspects of the development.

* To have day to day responsibility for the management and supervision of the in-house staff and oversee the work of the in-house operations teams and external contractors.

* To develop and maintain a service orientated culture amongst the staff and contracted service providers

* To provide a secure and safe environment for the residents, commercial tenants and staff.

* To support the development of activities to enhance the lifestyle of residents based around the communal facilities.

* To liaise with the Property Director in respect of expenditure to ensure maximum value for money.

* To maintain regular communication with the Property Director and provide weekly reports and meet formally once a month.

* Responsible for the provision of operating procedures for all activities. Undertake regular reviews of best practice in respect of site operations in conjunction with service providers.

* Day to day responsibility for the management of directly employed staff (liaise with Senior Management Team where appropriate).

* Ensure staff perform in line with their job specifications and that standard operating procedures are adhered to. Liaise with HR in relation to issues that arise such as grievances, disciplinaries etc., ensuring the Property Director is aware at all times.

* Ensure that staff deliver a supportive and sympathetic front of house service to residents. Respond to complaints in line with the complaints procedure and ensure the FM & RSM deal with complaints in a timely and effective manner.

* Develop and maintain links with local stakeholders such as emergency services, local authority departments etc

* Be familiar with legislation relevant to the management of a mixed use estate and in conjunction with the Property Director look to develop an operation that seeks to surpass best practice.

* Provide operational information to the Property Director as required supporting the preparation of the annual service charge budget. Liaise with the PD in respect of operational requirements that may impact expenditure against budget.

Skills & Experience

* Experience working on residential developments

* Knowledge of working with budget constraints.

* Knowledge of legislation and case law pertinent to the operational aspects of estates management e.g. building regulations and health & safety.

* Ability to effectively communicate and work in partnership with managers, colleagues, residents, and contractors.

* Ability to manage teams (to deliver key areas related to job profile) and monitor and review performance.

* Demonstrate commercial awareness and the ability to ensure value for money and the effective use of resources.

* Ability to manage and prioritise work under pressure.

* Ability to make investigative enquires when issues arise and maintain an objective view.

* Ability to lead a great team of managers and employees

* Creative and generator of new ideas to continuously improve the offering of a “best in class” service

* Has a strong Security background with the ability to deliver this alongside great Customer Service

* IOSH, IWFM, IRPM or similar desirable
